Why a Reserve Study?
The purpose of a reserve analysis is to inform the executive board and the association of a condominium, cooperative, subdivision, or commercial building complex of the dollar amount that should be maintained each year in an adequately funded ‘repair and replacement reserve’ to eliminate special assessments due to normal wear and tear.
Aside from being the smart thing to do, it’s also the law in many states. The Delaware Uniform Common Interest Ownership Act (DUCIOA) requires Community Associations, Condominium Associations, and Homeowners’ Associations to create and maintain ‘repair and replacement reserves’ in amounts based on a reserve study conducted by a competent professional. In addition to Delaware, Whayland serves Maryland, Virginia, Pensylvania, and New Jersey.
